There are three main factors that determine how marketable your home is—price, financing, and time.

Price

We pride ourselves in pricing our homes competitively in the marketplace. The reason for this is if your price your house too high then you must be willing to wait much longer for your home to sell. The only fix to overpricing is for the market to improve to the point where your home price becomes competitive again. Consider this when you are initially pricing your property.

Financing

Have you considered Owner Financing? How about Paying for Closing Costs? These are huge incentives for buyers to make on offer on your property rather than the house down the street. As your Realtor we can help you come up with different ideas for financing that will help your house sell faster!

Time

How soon do you need to sell? This factor can solely determine all of the other factors involved in the listing especially Price. The lower the price the faster the home will sell.

How Do We Determine Your Homes Value?

Our Goal as your Realtor is to negotiate the best market price available for your home. Below are a few factors sellers should take into consideration:

Your home’s value may depend on recent selling prices of comparable homes in your area. As your Realtor we will evaluate these properties and make adjustments to your price as appropriate.

Prequalified Buyers have a set price range and are very knowledgeable about other properties that fit in that price range. Over-Priced List Prices are an immediate turn-off.

Any offer is a good offer! You cannot start the negotiation process without an offer so be willing to negotiate any offer that you may receive no matter what the price. However, if your asking price is outrageous, the buyer’s offer will most likely also be unreasonable.
